Capital Funding closed two transactions totaling $25.1 million. Outlined below are brief descriptions of the deals:

Hudson Pointe Nursing and Rehabilitation is a 167-bed skilled nursing facility (SNF) in New York. Capital Funding provided a $19.1 million bridge-to-HUD loan for the acquisition of the facility for $20.87 million.

Capital Funding served as agent and senior lender in the deal, which closed on June 3, 2016. The loan was funded through a combination of senior and mezzanine debt, which also included a turnaround component in which the loan amount was based on projected improvements to the facility’s performance. Capital Finance also provided a $3 million working capital loan to finance operations.

In another transaction, Capital Funding provided a bridge loan of approximately $6 million for a Georgia and South Carolina SNF provider to allow it to recapture equity.

Together, the two SNFs total 256 beds. Capital Funding served as sole lender.
